32 Castleconnell Mews, Castleconnell, Co. Limerick

Superb Four-Bedroom Duplex Extending to Approximately 120 sq.m Spacious Family Living in the Heart of Castleconnell
GVM are delighted to introduce to the market this exceptionally spacious four-bedroom duplex home, ideally positioned in the popular and picturesque village of Castleconnell.

Extending to approximately 120 sq.m (1,292 sq.ft) and benefiting from a B energy rating, No. 32 offers an impressive level of accommodation at a very attractive price point. Of particular note is the overall floor area: this four-bedroom duplex is larger than many traditional three-bedroom houses, while offering the added advantage of a lower-maintenance lifestyle an ideal combination for first-time buyers, young families or those seeking generous living space without the upkeep associated with a larger house and garden.

The is truly superb. Castleconnell is one of County Limerick`s most attractive and established residential villages, combining a wonderful riverside setting with an excellent community atmosphere and convenient access to Limerick City. Situated on the banks of the River Shannon, the village offers a lifestyle that is difficult to replicate closer to the city. Residents can enjoy the renowned Castleconnell River Walks, with approximately 6 km of walking routes taking in the River Shannon, natural woodland, weirs and small islands. There is also the 3.8 km Castleconnell Slí na Sláinte route, together with the village playground and Fairy Woods, providing excellent amenities for families and those who enjoy the outdoors.
Sport and recreation are an important part of life locally, with rowing, GAA, camogie, football, kayaking and fishing among the activities available in the Castleconnell and Ahane area.
For families, education is another significant attraction. Castleconnell National School is located within the village and caters for pupils from Junior Infants through to Sixth Class. The wider location also provides access to the extensive choice of schools in the neighbouring Castletroy and Limerick City areas, giving families a broad range of primary and secondary education options.

Despite its peaceful village atmosphere, Castleconnell remains exceptionally convenient for commuters. The village is approximately 11 km from Limerick City, with straightforward access towards Castletroy, the University of Limerick and the city`s major employment centres. Castleconnell is also readily accessible to the regional and national road network, with the M7 Motorway nearby, making the location particularly convenient for those travelling regularly towards Limerick, Dublin or other parts of the country. Bus services connect Castleconnell with Limerick, while the village also benefits from its own railway station with services to Limerick.
