• Viewing:
To arrange a viewing, please contact Nicholas Dwane Auctioneers. We will accommodate your request and arrange access for you and/or your surveyor.
• Description of Property:
All property particulars provided via brochures, advertising, or social media are issued by Nicholas Dwane Auctioneers on the basis that negotiations are conducted through us. All descriptions, dimensions, or other details are given in good faith but do not form part of any contract. Prospective purchasers must satisfy themselves regarding the accuracy of these details by inspection or otherwise. Maps, plans, or photographs are for illustration purposes only and do not form part of the contract.
• Guide Price:
The guide price is for guidance only and should not be taken as the selling price. It is the sole responsibility of the purchaser to determine their bidding level.
• Legal Documentation:
Prior to the auction, legal documents will be made available by the vendor’s solicitor. These can be accessed in the “Docs” section of the LSL catalogue or directly from Nicholas Dwane Auctioneers. You must consult your solicitor regarding the Contracts/Conditions of Sale before bidding, as you will be legally bound by the contract if you are the highest bidder and the property is knocked down to you.
• Identification:
To register, you must upload valid photo ID (passport or driving licence) and proof of address (e.g. a bank statement or government-issued correspondence dated within the past 3 months).
• Registration:
All bidders must register with our office at 058 42064 at least 2 business days before the auction. Unless otherwise agreed in advance, the auctioneer assumes the bidder is acting in a personal capacity. If you intend to purchase in a name other than your own, please make prior arrangements with us. By registering, you accept these terms and conditions and authorise us, as agents for the vendor, to sign the completed Contract for Sale on your behalf.
• Reserve Price:
This is the minimum price agreed upon between the vendor and auctioneer for the sale. If the property does not meet the reserve during the auction, the auctioneer will negotiate exclusively with the highest bidder for up to 30 minutes following the auction. If no agreement is reached, the auctioneer may then negotiate with underbidders or other interested parties.
• Deposit:
A deposit is required prior to bidding and must be paid via online bank transfer. Bank details will be provided upon registration.
• The deposit becomes non-refundable upon conclusion of the sale and execution of a binding contract.
• A deposit of 10% of the purchase price is required upon signing the contract.
• If the pre-auction deposit is less than 10%, the balance must be paid within 1 business day of the auction.
• Deposits from unsuccessful bidders will be refunded in full.
• General Conditions:
• The property will be sold to the highest bidder, subject to the reserve price being met.
• The vendor reserves the right to withdraw the property, change the lot order, or sell prior to auction without prior notice.
• The Particulars and Conditions of Sale may change before the auction, and it is the bidder’s responsibility to ensure they have the latest version.
• LSL Online Platform:
Neither Nicholas Dwane Auctioneers nor LSL Online Auctions (or their agents) shall be liable for any loss, delay, or disruption arising from internet connectivity issues during the auction. Participation is at the bidder’s own risk, and if the internet connection is lost or interrupted, the bidder may be unable to place a bid.
